Nelson Bay House Rules

Please read these prior to check in.

Check in at 4PM.

Check out at 10AM.

Key in Lockbox near front door - a code will be sent across on the day of checkin.

PLEASE PROVIDE A PHOTO OF YOUR LICENCE PRIOR TO CHECK IN.

1. strictly no smoking

2. registered guests only

Maximum number of guests allowed is per your booking confirmation. Maximum 8 Adults and 4 Children (12 years and under) 

3. neighbours

Please respect our neighbours and minimise any noise after 10pm.

4. parties

No Parties, Events, Hens Nights, Bucks Nights or functions allowed. If in violation an immediate eviction from property with no refund.

5. rubbish

Please wash and return all dishes and load and turn on the dishwasher. Please put out bins on Sunday night. 

6. pool rules

No Glass in pool area. Pool Hours 7am-10pm. Children must be supervised at all times by a competent adult.

7. furniture

Please be mindful of the sofas also do not sit on furniture with wet swimmers! 

8. moving furniture

Please refrain from moving ANY furniture either around or inside/outside the house (including both decorative wooden pews) as it may scratch the floors. 

9. self-tanning

Please refrain from having or using any self-tanning products.

10. bathroom

Please do not put any items including sanitary items into the toilet. Only loo paper, please.

noise

Disturbance to other guests and neighbours including excessive noise, music and unruly behaviour is prohibited and may result in eviction without refund. If a noise complaint is received; a first warning will be given. If a second complaint is received this will result in immediate eviction with no refund. There are security cameras for safety and security purposes.

movement of furniture

Movement of furniture within property and  additional spaces is strictly prohibited. All items or furniture (indoor or outdoor) must not be moved . The movement of any items  (ie. furniture, plates, cups, cushions, linen, utensils etc.) will incur additional inventory checks and housekeeping fees up to $10000. Any damages/excess cleaning caused by movement of items or furniture will incur an additional fee.

strictly NO smoking

Smoking on the property both indoors and within the grounds is strictly prohibited. If there is any evidence of smoking inside the property you will be charged an additional $3000 for a specialised clean to eliminate odours and remove chemical residue before future guests may use the space.

cleaning

The property must be left in the condition they were in upon guests arrival. Excess cleaning fees up to $5000 may apply (e.g. rubbish not being removed, dishes not washed and put away, barbecues not cleaned). Please report any existing damage to the property upon your arrival. Please immediately report any damage which occurs during your stay.

rubbish bins - sunday

Please take all bins out to the street kerb on Sundays.

children

We welcome children of all ages to our property. Steps and balconies need to be taken into consideration before booking. Please note there are no baby gates or stair barriers and supervision is the responsibility of parents & guardians. Please contact management if you need further information. No refund will be given if the accommodation is deemed unsuitable after check in. Supervision of children around fireplaces, stairs, balconies, roads, driveways, bunk beds and all areas of the property and surrounds are the sole responsibility of parents/guardians and the owners and management accept no responsibility.

lost or damaged keys

Please note: This is the guests responsibility for lost or damaged keys. If guests lose keys or lock keys inside the property and require access, a security call out fee will apply. If replacement keys need to be cut, key barrels need to be replaced, or in secure complexes, re-keying is required costs will be calculated based accordingly and charged to the guest.

pet policy

Dogs are welcome via direct arrangement with the owner. Prior to booking. We require a security hold for pets of $2000 which will be released after inspection on checkout. We operate on a case by case basis. All pets must remain outside at all times. We do not accept un-desexed pets. Maximum 5 kilos in size dogs.

please leave the property as follows:

  • Please put all rubbish in bins outside at the side of the house. 

  • Wash dishes, load the dishwasher and put away.

  • Please Turn off lights & fans. 

  • Remove all items from fridges and cupboards.

  • Remove all personal items.

  • Close all windows. 

  • Lock doors. 

  • Place key in lockbox and lock.

  • Maximum eight adults and four children only - total of ten guests at any time. 

  • Please leave the property with all the dishes and rubbish removed to the bins at the side of the house. 

damage to property cleaning and damages

On departure, your accommodation is to be left in a clean and tidy state. Saltee Beach House must be left in the condition it was in upon guests arrival. Extra cleaning charges will apply if this condition is breached and will be deducted from your deposit or credit card. Excess cleaning fees up to will apply (e.g. rubbish not being removed, dishes not washed and put away, barbecues not cleaned).
Please report any existing damage to the property upon your arrival. Please immediately report any damage which occurs during your stay. Extra cleaning and linen change can be arranged during your stay for an additional charge, at a cost to you. Please contact management for further details. Damages or breakages of furniture or furnishings must be reported immediately. Breakages or damages to the property and all communal or external areas that are caused by any guest and/or a guest’s visitor will be charged and recouped in full from the guest. Excess cleaning required on departure or replacement of items removed from the accommodation will be charged to the guest. Furniture, fixtures and fittings are not to be altered or moved between rooms or properties. There will be a charge incurred if furniture is not returned to its original location. Registered guests only - no additional persons permitted on property at all times. Immediate eviction without refund.

Guests and their company will be liable for any damage to the property, whether accidental or malicious damage.

No personal belongings are to be left in the property. No food or other items to be left in the property.

damage to property security deposit

Guests and their company will be liable for any damage to the property whether accidental or malicious  damage. A refundable security deposit will be collected prior to check in. The security deposit of $3000 will be collect prior to check which is refunded within 14 days of upon checkout completion of checkout after a damage inspection. Guest verification ID process required. Photo ID Licence with address must be collected at check in by host. 

No personal belongings are to be left in the property. No food or other items to be left in the property.

No food or drinks allowed in the sleeping areas and bedrooms.

No wet swimming costumes or items on furniture or bedding, penalties apply. 

Dogs maximum 5 kilos in size.

All rubbish is to be removed and placed in the rubbish bins situated  at the front left hand side of the property.. An additional cleaning fee of will be imposed. Any breakages and damage will be charged to the registered guest.

INDEMNITY 

Guests and their visitors actions, conduct and safety are the responsibility of the Guests. We do not condone: unsafe, irresponsible or illegal actions/behaviour etc. on or off the premises, during a stay or at any other time. A condition of entering and/or staying at this property means that all Guests understand and agree to indemnify the agent and owners against any responsibility or action(s) (legal or other), due to any action(s), incident(s), loss or injury(s) while within or outside of the premises (including, but not limited to, the grounds, facilities, structures, etc.) during a stay or at any other time.

I acknowledge this agreement and agree I will pay for all and any damages caused by either myself, my other guests or other persons.
